Frequently Asked Questions
About Home Watch Services
What is Home Watch?
The National Home Watch Association (NHWA) defines Home Watch as “The visual inspection of a home or property looking for obvious issues.” NHWA provides the professional standards and vetting process in which SitRep follows.
What is Home Preservation?
Home preservation is the proactive care and oversight of your property to keep it in good condition year-round. It goes beyond just watching your home, it includes regular inspections, maintenance checks, vendor oversight, and timely reporting to catch small issues before they become big problems. At SitRep, home preservation means protecting your investment, reducing risks, and giving you confidence that your home is cared for whether you’re away for a week, a season, or all year.
Who is SitRep LLC?
SitRep LLC is a local, veteran-owned, licensed, bonded, insured Home Watch and Preservation company serving Phoenix and the North Valley. We conduct thorough checks of your home to catch potential issues early and verify vendors are doing their job while you’re away. Unlike relying on a neighbor or Smart Home provider, we provide a professional physical presence with detailed documentation. Our regular visits help reduce risks tied to insurance claims, HOA violations, costly repairs from unnoticed damage, and more…giving you confidence that your home is protected year-round.
What is a Situation Report?
A Situation Report is a comprehensive, customized inspection of your home, inside and out. Each visit includes a full check of your property’s condition: appliances, plumbing, HVAC, landscaping, pool or spa, security, and post-storm impacts. You’ll receive a detailed report within 24 hours, complete with photos, notes, and clear action items. If an issue is found, we provide recommendations and coordinate the right vendors to ensure it’s resolved with documentation, giving you full oversight and vendor accountability.
Can you provide Handyman Services?
Yes. SitRep is a ROC licensed, bonded, and insured Handyman in Arizona, authorized to perform repairs and improvements up to $5,000. From fixture upgrades and appliance installs to general fixes and small projects, we handle many tasks in-house, saving you time, money, and unnecessary vendor traffic in your home. And if a project requires a specialist, we’ll connect you with trusted contractors and provide oversight until the job is done right.
We already have friends, neighbors, or a neighborhood watch – how is this different?
Neighborhood watch programs and friendly check-ins are helpful, but they’re generally passive and focused on the community as a whole, not the specific needs of your property. SitRep provides professional, detailed reports of both the interior and exterior of your home, going far beyond what a neighbor or watch program can reasonably offer. Our goal is to catch issues early, document conditions, and ensure your home receives the care and oversight it deserves.
My alarm company provides security for my home. What value do you add?
Alarm companies are great for detecting break-ins or fire, but they don’t catch problems like leaks, mold, pests, or unauthorized occupancy. Smart cameras and doorbells only provide a limited view and they stop working if the power or internet goes out. SitRep goes beyond alarms with weekly, bi-weekly, and emergency visits that physically inspect your home inside and out. We identify issues early, provide detailed reports, and coordinate solutions so small problems don’t turn into costly disasters.
Are you a House Sitter?
SitRep is not a house sitting service. A house sitter usually stays in your home and treats it like a temporary place to live. SitRep works differently, we don’t move in, we check in. Our visits are scheduled and focused on your home’s condition, following a custom checklist to make sure everything is safe, secure, and just the way you left it. Think of us as caretakers, not guests.
Is this the same as a property or home inspection?
Not exactly. A traditional home inspection is usually part of a real estate sale and involves a licensed inspector performing an in-depth evaluation of the structure, plumbing, electrical, HVAC systems, etc., for the condition of the sale.
SitRep’s service is different, we provide routine visual inspections of your home or property to spot obvious issues, ensure everything looks as it should, and give you peace of mind while you’re away.
Do you have inspection experience?
Yes. SitRep is backed by over 8 years as a licensed AZ home inspector. While our property checks aren’t formal real estate inspections, that expertise allows us to catch early signs of problems that may be overlooked by others. Our focus is on protecting your home’s condition with ongoing care, not just during a sale.
How often should I get a Situation Report on my home?
Most homeowners choose weekly or bi-weekly visits when they’ll be away for for longer periods. Anything less frequent can leave gaps in protection and reduce the effectiveness of our service. Regular weekly checks give us the best chance to spot and resolve issues quickly, minimizing damage and keeping your property secure and well-maintained. For those who want even greater peace of mind, we offer semi-weekly visits.
What areas do you service?
We service the North Valley to include Phoenix, Scottsdale, Paradise Valley, Fountain Hills, Rio Verde, Carefree, Cave Creek, Desert Hills, New River, Anthem, Peoria, Glendale, and Surprise. Have a cabin or vacation home up north? Give us a call and we can discuss service in the Tonto and Prescott National Forests areas.
Are services expensive?
At a fraction of what a Home Inspection costs, our services are designed to be affordable compared to the risks of going without them. A small leak, pest issue, or storm damage can quickly lead to costly repairs, far more than the cost of regular home watch visits. Pricing is customized to the size of your home and checklist specific to your needs. We offer clear, straightforward pricing with package options and are happy to walk you through the options during a free consultation so you can choose the level of service that best fits your needs.
